How Bankrate scored Rocket Mortgage
Affordability: 4.2 stars
Rocket Mortgage’s rates aren’t its best feature, but it does offer compelling low-down-payment programs.
- Interest rates: As of this review, Rocket Mortgage’s mortgage rates were about average, based on Bankrate data. Well-qualified buyers will likely find lower rates with other lenders — although Rocket does offer a temporary buydown program called RateBreak which provides 2 percent off buyers’ mortgage rates in the first year and 1 percent in the second year.
- Down payment: Rocket offers VA loans with zero percent down, FHA loans with 3.5 percent down and HomeReady and Home Possible loans, which are conventional products that require 3 percent down. The lender’s Rocket ONE+ program also lets qualifying borrowers put down 1 percent on a conventional loan while a grant from Rocket covers the other 2 percent. There’s no private mortgage insurance (PMI) required.
- Credits and savings: If you receive financing through Rocket and use an affiliated real estate agent to find your home, you could qualify for up to $10,000 off your closing costs. You can also receive credits for using Rocket’s Verified Approval service — a stepped-up version of preapproval — or having been a renter.
