Itemized fee averages
Below, you will find the averages for fees charged by lenders and third parties. If you add them up, they will not equal the averages listed above. Why not? Because each lender charges some of the fees listed below, but not all of them. For example, some lenders charge an application fee, but others don’t. If your lender charges an application fee, this chart lets you compare it to the average. But, because not every lender charges every fee, adding up all these fees doesn’t result in the overall average.

Bankrate.com surveyed up to 10 lenders in each state in June 2012 and obtained online good faith estimates for a $200,000 mortgage to buy a single-family home with a 20 percent down payment in the state's largest city. Costs include fees charged by lenders, as well as third-party fees for services such as appraisals and title insurance. The survey excludes taxes, property insurance, association fees, interest and other prepaid items.
In instances in which the fee amount is blank, it's because no lender in this state's survey charged that fee. It's possible that your lender will charge the fee, but your lender was not surveyed by Bankrate.
