Sag Harbor, N.Y.
"This town, for a long time, was called 'the un-Hampton,'" says Jack Prizzi, real estate agent with Nest Seekers International.
"It's a true village with stores that go back years and years and harken to an earlier time," he says. "And we try to keep the character of the town intact."
"The marina and the yachts are a major attraction," and there's something for everyone, Prizzi says.
"You have a variety of homes on the water, some small, some large," Prizzi says. "It is truly a place where everyone likes to come during the summer."
There are about 2,000 permanent residents in the village and two to three times that during the summer months.
Along with great restaurants, art galleries, historic architecture, seasonal festivals and regattas, it also has a first-rate school system, Prizzi says. "And it's a walking town."
The house: $695,000
Just outside the village of Sag Harbor, N.Y., this 1975 saltbox sits on just over three-fifths of an acre on a pond, surrounded by nature preserves, Prizzi says.
The main level features an open floor plan with a kitchen, breakfast bar, dining room, adjoining family room and a full bathroom. The loft area upstairs has two bedrooms and a bathroom. A bonus room on the main level could serve as an office or a third bedroom.
