A few more details worth knowing

Though these don't affect the star rating, we show them so you have the full picture.

AverageOlder borrower outcomes

For applicants age 62 and older, we measure two things: whether this lender denies them more often than its own lending patterns would predict after accounting for loan size, income, debt-to-income ratio, and loan type; and whether it lends to them at rates similar to comparable lenders. One of those two measures fell outside the expected range. Credit scores are not available in this dataset, so they are not included in the analysis. Because that variable is held constant across all lenders, it should reduce the extent to which missing credit-score data affects comparisons between them.

LowClosing likelihood

We looked at how often a lender's applications end up as closed loans, not counting any that were denied or the applicant withdrew. At this lender, fewer than 90% did, which might mean quoted terms changed before closing, applicants stepped away, or both.

What Bankrate's editors think

Updated September 30, 2026

Valley West Mortgage is a Nevada-based lender that offers conventional, FHA, VA, USDA and non-QM loans, licensed in 32 states. About 68% of its mortgages were priced below comparable loans in 2025, and it charges less in added costs than roughly 60% of comparable lenders, both strong marks. It also displays sample rates on its site, and advertises closing in 30 days or less, but doesn’t mention cash-back or other incentives.

It had no CFPB origination-related complaints in 2025, which earns it a top score there. About 1 in 8 approved loans here don’t make it to closing, a worse rate than many lenders we review. Keep in mind: closing can fall through for reasons beyond a lender’s control, such as an applicant walking away. Still, its competitive pricing earns it a 4-star Overall Rating and a 5-star Bankrate Rating, because the bids it wins through the Bankrate auction are priced more aggressively than its broader book.

At a glance

Good for borrowers in one of its 32 licensed states who want strong price competitiveness from a smaller lender. Not a good fit if you live outside its footprint, or if a strong closing track record matters to you — its share of approved loans that don’t reach closing lags behind many lenders we review.

Great experience

I want to thank Jesse (Loan Officer) and Brittany (Loan Processor) for all their help and support throughout my loan process. Jesse was very professional and thorough in explaining each step, and he was always available and easy to reach whenever I had questions or concerns. I really appreciate the communication, patience, and dedication they both showed in helping me get qualified for my loan. It made the process a much better experience, and I look forward to working with Jesse and Brittany again in the future. I would definitely recommend Valley West Mortgage to anyone looking for a team that truly cares about their clients!

I felt great! Was amazing working with this bank !

Working with Jeff and Celeste, who were the ones who helped me throughout the entire process of buying my first home, was absolutely amazing. They were always there to help me, and the experience was very satisfying. They were always willing and available to assist me with any needs or questions I had. Even up until the very last day, they were attentive to anything that needed to be done and anything they could help me with. The truth is that working with them was a really great and wonderful experience. I truly enjoyed working with both of them. At first, I wasn’t planning on buying a home, but I was looking into different banks to see which one would be the best option to start the loan process. However, from the very first time I spoke with Jeff, I was really impressed by the way he made me feel and the confidence he gave me about how the process would go. He was always straightforward and clear, and he answered my questions with exactly the information I needed. From day one, he let me know whether or not I qualified for the loan, and throughout the entire process, he was there for me every step of the way, all the way until the very last day. I’m extremely grateful to both Jeff and his secretary, Celeste. They were a tremendous help and were always there, willing and ready to assist me with anything I needed. I truly appreciate everything they did for me throughout the process of buying my first home.
