The work behind the number

Our ratings tell you what your lender won't

Choosing your mortgage lender is one of the most important decisions you'll make as a homeowner. It determines what you'll pay in interest and the service you'll get as you navigate the process. But lenders won't tell you if their price is competitive or how they'll treat you. Our ratings will.

We rated 1,962 lenders, accounting for 87% of mortgages originated from 2022 through 2025, so there's a good chance the one you're considering is on our list. You'll see one of two ratings: a Bankrate Rating, based on the loan offers lenders make in our auction, and an Overall Rating, based on the loans a lender made nationwide.

Both ratings come down to cost and service: what the lender charges, and how it treats borrowers.

Overall rating

What the research shows

When 5-star lenders are rare, you pay the price

Price carries the most weight in this score, which is why 31 of the 33 lenders competing on Bankrate's marketplace currently earn 4 stars or higher. To win business there, lenders have to offer among the lowest prices when competing in Bankrate's auction.

How it works

See how your lender compares

Lenders have no say in their ratings, and they can't pay for a higher one. We gather data on more than 1,900 lenders, score each one on cost and service, and combine those scores into a single rating you can compare. Here's how it works.

01

We gather the data

Our ratings draw on government-mandated lender disclosures, consumer complaints and enforcement actions from federal regulators, and Bankrate's proprietary rate auction results. Only lenders with enough reliable data to judge fairly make the list.

02

We score every lender

Cost refers to what prices borrowers are offered and what fees they'll pay. Service refers to how borrowers are treated, based on borrower complaints and regulatory records. We combine these scores into a single rating.

03

You search and compare

Look up any lender to see its rating, then compare it against others you're considering. Higher ratings point to lower costs and better service.
