Farmers Bank & Trust traces back to 1907, when it opened as a single-branch bank serving farmers in Albert, Kansas. Its Kansas branches still serve customers in person, but most of its reach comes through Farmers Bank of Kansas City, a nationwide online mortgage arm. That division offers a fuller menu than a typical small-town bank — jumbo loans, VA loans, HomeReady and Home Possible programs, plus a 3%-down conventional option — while the Kansas branches stick to more traditional purchase, refinance and home equity lending, plus USDA loans for rural buyers.
Its rate performance is strong: about 78% of its mortgages were priced below comparable 2025 loans, and it charges less in added costs over time than most of the lenders we rate. Its one weak spot is getting loans to the finish line — about a third of its approved loans never close. It’s important to note that approved loans can fail to close for reasons beyond a lender’s control, but it’s still worth understanding Farmer’s closing process before you sign any paperwork.
