A few more details worth knowing

Though these don't affect the star rating, we show them so you have the full picture.

AverageOlder borrower outcomes

For applicants age 62 and older, we measure two things: whether this lender denies them more often than its own lending patterns would predict after accounting for loan size, income, debt-to-income ratio, and loan type; and whether it lends to them at rates similar to comparable lenders. Importantly, federal mortgage disclosure data does not include applicants' credit scores, so the analysis cannot account for differences in creditworthiness that may explain some disparities. This limitation applies to all lenders, making comparisons more consistent, but its impact may vary across lenders. These measures identify potential disparities, not proof of unfair treatment.

HighClosing likelihood

We looked at how often a lender's applications end up as closed loans, not counting any that were denied or the applicant withdrew. At this lender, at least 95% did, which might mean quoted terms held up, applicants were well qualified, or both.

Importantly, this measure is not included in the scores because a lender's closing likelihood might be pulled down by factors outside their control, such as differences in application volume. Nonetheless, there are clear performance differences between lenders even after these factors are controlled for, so it is included for informational purposes only.

What Bankrate's editors think

Updated September 30, 2026

American Pacific Mortgage stands out for two things its poor star rating doesn’t capture. First, it has physical branches in nearly every state, which is good if you’d rather talk through your loan in person. It also runs two uncommon programs — a 1% down payment option (2% lender grant, capped at $4,500; loan capped at $375,000; income capped at 80% of your area’s median) and a 0% interest bridge loan that lets you buy before you sell, unlocking up to $2 million in equity.

But its Overall Rating is low. Only about 41% of American Pacific’s loans were priced below comparable loans in 2025, and it charges more in added costs than about 80% of comparable lenders we rate, the main reason its Overall Score lands at 2 stars. Those stats mean that this lender can be an expensive option. Complaints are rare (about 1 per 1,000 loans), but few of the customers who do complain get any relief.

The in-person service and the niche programs are the draw here, not the price. This isn’t the lender that wins on cost.

At a glance

Good for buyers who want in-person guidance or need one of American Pacific’s specialty programs, such as the 1% down payment option or its 0% interest bridge loan for buying before you sell. Not a good fit if a low overall cost is your top priority — its rate and long-term cost lag behind many other lenders’ Bankrate reviews.
