A few more details worth knowing

Though these don't affect the star rating, we show them so you have the full picture.

UnclearOlder borrower outcomes

For applicants age 62 and older, we measure two things: whether this lender denies them more often than its own lending patterns would predict after accounting for loan size, income, debt-to-income ratio, and loan type; and whether it lends to them at rates similar to comparable lenders. Importantly, federal mortgage disclosure data does not include applicants' credit scores, so the analysis cannot account for differences in creditworthiness that may explain some disparities. This limitation applies to all lenders, making comparisons more consistent, but its impact may vary across lenders. These measures identify potential disparities, not proof of unfair treatment.

LowClosing likelihood

We looked at how often a lender's applications end up as closed loans, not counting any that were denied or the applicant withdrew. At this lender, fewer than 90% did, which might mean quoted terms changed before closing, applicants stepped away, or both.

Importantly, this measure is not included in the scores because a lender's closing likelihood might be pulled down by factors outside their control, such as differences in application volume. Nonetheless, there are clear performance differences between lenders even after these factors are controlled for, so it is included for informational purposes only.

What Bankrate's editors think

Updated September 30, 2026

American Internet Mortgage (also called AimLoan) lets you shop rates without handing over your contact info first — it posts real rates, points and fees upfront, no strings attached. AimLoan’s data make its case: it beats other comparable lenders’ rates on close to 87% of its loans, and it charges less in added costs (extra interest, fees and points over eight years) than roughly 80% of comparable lenders.

Nearly 1 in 5 of the loans AimLoan approves never make it to closing, one of the weaker closing rates among rated lenders. Closings can fall through for reasons outside a lender’s control, but if you’re on a deadline, you may want to factor this in.

If you’re shopping for your first home and your household income is at or below your area’s median (120% in high-cost areas), ask about AimLoan’s first-time homebuyer credit, which buys down your rate.

At a glance

Good for rate-shoppers who want real numbers before sharing any contact info, and for first-time buyers at or below their area’s median income who qualify for AimLoan’s rate-buydown credit. Might not be a good fit if you’re on a tight closing deadline (about 1 in 5 loans don’t close).

Exceptional Experience

I thoroughly enjoyed the application approval process. While the documents needed were large. the staff helped a great deal in explaining the process, responding immediately to my request, the clarity of requirements, and rapid process of approval. The mortgage rate was competitive, and there were no hidden costs. I rate the management very high.

Fantastic Loan Experience...!!!!!

I was pleasantly surprised at how fast and easy the entire mortgage loan experience was with AIMLOAN.COM. This online loan was fast and efficient. I couldn't be happier with the whole process. And my Loan Officer Irma Econom was exceptional. Irma was very knowledgeable, and super fast at responding. I will be recommending AimLoan.com to all my friends and family.
