Today's live chat about mortgages begins at 2 p.m. eastern time. The chat is titled "Trying to buy or refi." Mortgage reporter Polyana da Costa and I will answer questions. Janet Stauble will moderate questions and comments.

We're prepared to answer questions about mortgages, refinances, break-even times, documentation, and basic stuff like that. We're not qualified to answer questions about taxes, estate planning and probate, or investment properties.

Luke,

Several clients of my company are in that same spot right now. 2 of them have 60 day locks that were just locked, and they are both also floating through other lenders as insurance in case rates do hit those low 3's you're talking about. Only time will tell.
