It's no longer a buyer's market in real estate. With home prices rising at double-digit annual rates, home sellers now have the edge in many places.
In metro areas such as Detroit; Atlanta; Las Vegas; Los Angeles; Miami; San Diego; San Francisco; Portland, Oregon; and Tampa, Florida; typical home prices rose by 10 percent or more from spring 2013 to spring 2014, according to the Standard & Poor's/Case-Shiller home-price index.
Yes, sellers have the upper hand in a lot of places. But that doesn't mean that home sellers should be complacent and expect buyers to make offers, especially if the house is smelly and cluttered.
