Home sellers, know this: The bidding war for a home is not extinct. You now have more control over your home price -- if you're in the right location. I'm Kim Fulscher with your Bankrate Personal Finance Minute.

Here are five tips to start a feeding frenzy among buyers.

Price to sell: Look at prices for non-distressed houses in your area that recently sold and are comparable to your home. How much did they sell for?

Host a broker open house: Get those real estate agents over to your house. When they have a buyer in mind, they'll bring that buyer to you.

Create a website for your home: Post pictures and a floor plan of your house, and share the link on Facebook, Twitter and anywhere else potential buyers hang out.

Stack the open house: Maximize exposure by asking your real estate agent to schedule showings back to back. Potential buyers will see each other on the way in and out.

Stage the home: Remove the clutter, take down most of your personal photos, and make sure the decorations, paint and furniture are neutral.
