A moving timeline

Timelines for buying or selling a house are quite subjective. The current real estate market suggests that homes in most markets will take longer to sell. Nevertheless, houses in some markets may still sell relatively quickly. A local real estate agent might be your best guide for setting a timeline that's appropriate in your neck of the woods.

If you're selling, you should honestly evaluate how much work needs to be done to spiff up your property before it's ready to be shown. Cutting corners could delay the sale if buyers are turned off by the condition of the property.

If you're buying, make sure your ducks are in a row when it comes to financing. Know how good a credit risk you are. Don't be pre-qualified for a mortgage and think you have a mortgage in hand.
